What We Do

Exchange Solutions
Built for Serious Investors

01

Standard Exchange

The most common 1031 exchange. Sell your relinquished property, then identify and acquire replacement property within the applicable deadlines: generally 45 days to identify and 180 days to complete the exchange.

→
02

Reverse Exchange

Acquire your replacement property before selling the relinquished property. Useful when you've found an ideal opportunity and can't risk losing it. We manage the full EAT structure.

→
03

Improvement Exchange

Use exchange proceeds to build or improve replacement property. Build-to-suit exchanges can allow exchange proceeds to be used for qualifying improvements to replacement property as part of a properly structured exchange.

→

The Process

Three Steps to a
Tax-Deferred Exchange

01

Contact Us Before Closing

Reach out before you close the sale of your relinquished property. We set up your exchange agreement, handle all documentation, and hold your proceeds in segregated accounts at Webster Bank, with FDIC insurance (subject to applicable limits), Fidelity Bond and E&O coverage, and daily reconciliation and internal controls — helping keep the exchange process properly coordinated before closing.

02

Identify Replacement Properties

Identify replacement properties within 45 days. Our team explains the identification process and helps make sure the required identification documentation is completed on time.

03

Close on Your New Property

Complete the acquisition of your replacement property within 180 days. We release exchange funds directly to the closing and coordinate the transaction through completion within the applicable exchange timeline. When Section 1031 requirements are satisfied, the exchange may allow tax on the gain to be deferred.
